    1. Make Simple Renovations to the Kitchen and Bathroom  

    Two of the most important areas that influence a renter’s decision are the kitchen and bathroom. Upgrading these spaces can have a huge effect on your property’s value. Start by replacing outdated fixtures, like faucets, handles, and light fixtures. If your budget allows, consider installing new countertops, cabinets, or flooring. 

    Even small changes, like adding a fresh coat of paint or modernizing the tiles, can make a significant difference. These areas are essential to making a good first impression, and renters are more likely to pay a premium for a space that looks clean and modern.

    2. Improve Curb Appeal  

    First impressions matter, especially when potential tenants drive by or visit your rental property. Curb appeal can be a deal breaker, and improving the outside of your property can significantly increase its perceived value.     One way to increase your property’s value is by improving your own ability to manage it. Learning how to self manage rental property can save you money on management fees and help you maintain a more hands-on approach to repairs and improvements. 

    When you’re more involved, you can address small issues before they become big problems. By keeping your property well-maintained and responsive to tenants’ needs, you’ll enhance both its value and your reputation as a landlord. 

    6. Add Storage Space  

    Adding storage solutions like built-in shelves, closet organizers, or cabinets can increase your property’s appeal and functionality. If you have a basement or attic, consider finishing or improving these spaces to create more storage space.

    Even adding a few hooks in the entryway or storage bench near the door can give renters a sense of convenience and organization. By maximizing storage space, your rental will stand out from others with limited options.
